“Vacancy in the warehousing property market of the Moscow Region remains at a level of mathematical inaccuracy and equals to 0.4% now. It means that no vacant whole facilities are and will be available. The annual speculative construction is very low and cannot cope with the growing demand. Around 1.1 mln. square meters (about a third of which is speculative) may be commissioned in 2021 while the average annual demand is over 2 mln. sq. m. E-com transactions account for some 50%. Such supply-and-demand situation and low vacancy speak to the fact that the market anticipates a global shortage of warehouses.”
